How a Property Tax Matter Works
A clear, structured approach from the first consultation to the conclusion of your matter.
Consultation
We review your proposed transaction and understand the full background before anything is signed.
Review Transaction
We identify all taxes that may apply — stamp duty, CGT, VAT, CAT and Local Property Tax.
Tax Analysis
We explain available reliefs and exemptions and assess tax risks in the proposed structure.
Structure Advice
We advise on the most efficient approach before terms are agreed — when the structure can still change.
Coordination
We work alongside your estate agent, accountant and other advisers throughout.
Completion Support
We confirm the tax position through to completion and any required filings.
What Your Solicitor Helps to Protect Against
The tax position on a property transaction is determined before the contract is signed — not after.
Unexpected Stamp Duty
Transaction structures that create avoidable stamp duty cost.
CGT Surprises
Disposing of property without modelling reliefs such as Principal Private Residence relief.
VAT Errors
Getting VAT on commercial or developed property wrong — with significant financial consequences.
Wrong Holding Structure
Buying investment property personally or through a company without modelling long-term tax differences.
Development Tax Risk
Treating development profits as investment gains when trading treatment applies.
Late Advice
Taking tax advice after structures are agreed, when options are already closed.
Property tax advice has the most value at the beginning of a transaction — before structures are agreed and before contracts are signed.

Meet Your Solicitor
Tamoor Barlas
Solicitor
I am a solicitor based in Dublin 15. Alongside my commercial practice, I advise individuals, families and businesses on Irish immigration pathways — from employment permits and residency through to family reunification and citizenship.
Relocation is more than a visa application. The people I advise are often making one of the most significant legal and financial decisions of their lives. I combine immigration counsel with tax and corporate insight so your move to Ireland is planned as a whole, not in isolated filings.
Because I practise as both a solicitor and a tax, I can advise on immigration status and the tax consequences of becoming Irish-resident in one engagement — reducing duplication and closing the gap between legal permission and financial planning.
“My job is to take the immigration and tax complexity off your hands — so you can focus on building your life in Ireland.”
Frequently Asked Questions
Residential stamp duty is 1% on the first €1 million and 2% above that. We advise on the stamp duty payable on your specific transaction and any available reliefs.
Principal Private Residence relief can exempt the gain on your main home. Partial exemptions may apply if the property was rented or is on a larger site. We advise on the CGT position before you sell.
VAT can apply to new or developed property. Residential and commercial rates differ, and commercial VAT analysis is complex. We advise before any commercial property transaction is structured.
Inherited property can attract CAT above the relevant threshold. Agricultural Relief and Dwelling House Relief may apply. We advise on the full position.
Rental income is subject to income tax, PRSI and USC. Allowable deductions and capital allowances have specific rules. We advise on maximising deductions and structuring efficiently.
Both approaches have advantages depending on your tax rate, rental plans, exit strategy and succession goals. We model both approaches for your circumstances.
