How a Conveyancing Transaction Works

A clear, organised process from first instruction through to registration of your ownership.

1

Consultation & Instruction

Call to discuss your transaction, understand your position and give you a fixed-fee quote. Once instructed, we issue a letter of engagement, carry out anti-money laundering checks and open your file.

2

Contract & Title Review

We review the contract for sale, special conditions and all documentation furnished by the vendor’s solicitors, and examine the title documents to confirm you are receiving good and marketable title.

3

Searches & Enquiries

We receive your loan offer, advise on mortgage conditions, conduct the required planning, Land Registry and judgment searches, and raise any necessary pre-contract enquiries with the vendor’s solicitors.

4

Signing Contracts

We advise you on the contract before you sign, explain all obligations and confirm the deposit and closing date arrangements.

5

Completion

We arrange drawdown of your mortgage, transfer the balance of the purchase price and receive the keys and title documents on closing day.

✓

Registration & File Closure

We attend to stamping and registration of your title and mortgage charge with the Land Registry or Registry of Deeds, then confirm registration is complete and close your file.

What Your Solicitor Helps to Protect Against

A property transaction involves far more than signing contracts. Your solicitor investigates the legal details of the property, identifies potential issues, and manages every stage of the transaction to help protect your interests.

01

Investigation of Title

Confirming you are getting good marketable title and that the vendor has the right to sell.

02

Planning & Building Regulations

Checking that all works on the property have the necessary permissions and certificates.

03

Contract Review

Reviewing the contract for sale to ensure the terms protect your position as buyer.

04

Mortgage Conditions

Ensuring the title and property satisfy your lender’s requirements before drawdown.

05

Searches

Conducting the required planning, environmental, Land Registry and judgment searches.

06

Closing the Transaction

Coordinating completion, transfer of funds and legal handover of the property.

We identify potential legal issues before they become costly problems – helping to protect your property, your investment and your future plans.

Meet Your Solicitor

Tamoor Barlas

Solicitor

I am a solicitor based in Dublin 15. Alongside my commercial and property practice, I advise executors, administrators and families through the probate and estate administration process — handling the legal and tax work from start to finish.

Probate matters are different from commercial work. The people I advise are often dealing with grief at the same time as navigating legal obligations they have never encountered before. I take that seriously — which means plain English, clear fees, and a process that moves at a pace that works for the family.

Because I practise as both a solicitor and a tax, I can advise on the legal and tax dimensions of an estate in one engagement. That means no duplication, no gap between the legal advice and the tax advice, and a single fixed fee that covers both.

“My job is to take the legal and tax complexity off your hands — so you can focus on your family, not the paperwork.”

Frequently Asked Questions

A straightforward purchase or sale typically takes between eight and twelve weeks from the date contracts are issued. The timeline depends on the complexity of the title, the responsiveness of all parties, mortgage lender requirements and the results of searches. We identify potential delays early and keep you informed throughout.

As early as possible — ideally before you sign anything. For a purchase, instruct your solicitor when you have an offer accepted, before any booking deposit is paid. For a sale, instruct your solicitor as soon as the property goes on the market so that the title is prepared in advance and contracts can issue promptly.

To open your file we require photographic identification and proof of address for all parties. For a purchase, your loan offer and details of the property being purchased. For a sale, the deeds to the property (if applicable) and confirmation of the estate agents’ details. We will send you a full list of requirements when you instruct us.

You can agree a sale and instruct a solicitor before you have full mortgage approval, but you should not sign contracts until your loan offer is in place. Signing contracts creates a legally binding obligation to complete the purchase. If your mortgage is subsequently declined, you may lose your deposit.

We provide a fixed-fee quote before commencing any work so there are no surprises. Our fees cover all legal work from instruction through to registration. We also provide a full schedule of anticipated outlays — including stamp duty, Land Registry fees and search fees — at the outset so you can budget accurately.

On completion day, we arrange drawdown of your mortgage funds, transfer the full purchase price to the vendor’s solicitors and receive the title documents and keys in return. We confirm completion to you as soon as funds have been transferred and title documents received. We then attend to registration of your ownership.

Yes. While we are based in Dublin 15, we act on residential conveyancing transactions across Ireland. Most of the work can be conducted remotely with documents signed and exchanged electronically where permitted. We will confirm the practicalities for your specific transaction at the outset.
