Residential Landlord & Tenant Solicitors in Ireland
Advice for landlords and tenants on residential tenancies, disputes, notices, deposits and RTB matters. Whether you are managing a rental property or renting your home, we provide clear legal advice under the Residential Tenancies Acts.
- "Is the notice I have received or served valid under the Residential Tenancies Act?"
- "Am I entitled to keep or recover the deposit in my specific circumstances?"
- "What are my actual legal options to resolve this without going to the RTB if possible?"
- "If this goes to the RTB, what does that process involve and what can I expect?"

What Your Solicitor Helps to Protect Against
Tenancy disputes are won or lost on documentation and deadlines — both matter from the outset.
Invalid Notices
Serving or accepting a notice of termination that does not meet the required form or notice period.
Deposit Disputes
Withholding or losing a deposit without the documentation to support the position.
Missed RTB Deadlines
Losing the right to dispute an issue because the RTB time limit has passed.
Unclear Tenancy Terms
Operating without a written agreement that sets out obligations clearly.
Unlawful Eviction Risk
Landlords taking steps that amount to an unlawful eviction, or tenants uncertain how to respond to one.
Poor Documentation
Entering an RTB dispute without the evidence needed to support your position.
Everything above is included in your fixed fee — agreed before any work begins, with no hidden costs and no billing surprises.

Meet Your Solicitor
Tamoor Barlas
Solicitor
I am a solicitor based in Dublin 15. Alongside my commercial practice, I advise individuals, families and businesses on Irish immigration pathways — from employment permits and residency through to family reunification and citizenship.
Relocation is more than a visa application. The people I advise are often making one of the most significant legal and financial decisions of their lives. I combine immigration counsel with tax and corporate insight so your move to Ireland is planned as a whole, not in isolated filings.
Because I practise as both a solicitor and a tax, I can advise on immigration status and the tax consequences of becoming Irish-resident in one engagement — reducing duplication and closing the gap between legal permission and financial planning.
“My job is to take the immigration and tax complexity off your hands — so you can focus on building your life in Ireland.”
Frequently Asked Questions
Landlords are required to provide tenants with a written statement of the tenancy terms within one month of the tenancy commencing. While oral agreements create a valid tenancy, a written agreement provides clarity and evidence for both sides. We advise on careful drafting from the outset.
Rent reviews are permitted once a year. In Rent Pressure Zones, increases are capped by reference to the Harmonised Index of Consumer Prices. A valid written notice is required. We advise on the lawfulness of a proposed increase and on challenging one that is not valid.
Notice periods depend on the length of the tenancy — from 28 days for tenancies under six months up to 224 days for longer tenancies. The notice must be in writing, clearly state the grounds for termination and comply with the prescribed format under the Acts. An invalid notice cannot be enforced.
A landlord can justify retaining a deposit where the tenant caused damage beyond fair wear and tear, failed to pay rent, or did not provide proper notice of termination. Documentation is essential. Unjustified withholding allows the tenant to bring an RTB dispute — we advise both landlords and tenants.
The Residential Tenancies Board is the statutory body responsible for resolving disputes between landlords and tenants in Ireland. Most disputes — deposit retention, arrears, termination notices, repairs — fall within RTB jurisdiction rather than the courts. We advise on whether RTB involvement is required and represent you through it.
Yes. We advise on and prepare applications or responses for both landlords and tenants, and represent clients at adjudications and tribunal hearings. Proper preparation significantly improves outcomes.
