Repair Exposure
Full repairing obligations that expose you to the cost of pre-existing defects.
Uncapped Rent Reviews
Upwards-only rent review clauses with no cap that increase occupancy costs substantially.
Conditional Break Rights
Break clauses with conditions that are easy to lose if not strictly complied with.
Alienation Restrictions
Restrictions on assignment or subletting that limit your options if circumstances change.
Uncapped Service Charges
Service charge liability that increases significantly once agreed in the lease.
Dilapidations Surprises
Dilapidations claims at lease end that are larger than expected because obligations were not understood at signing.
Everything above is included in your fixed fee — agreed before any work begins, with no hidden costs and no billing surprises.

Meet Your Solicitor
Tamoor Barlas
Solicitor
I am a solicitor based in Dublin 15. Alongside my commercial practice, I advise individuals, families and businesses on Irish immigration pathways — from employment permits and residency through to family reunification and citizenship.
Relocation is more than a visa application. The people I advise are often making one of the most significant legal and financial decisions of their lives. I combine immigration counsel with tax and corporate insight so your move to Ireland is planned as a whole, not in isolated filings.
Because I practise as both a solicitor and a tax, I can advise on immigration status and the tax consequences of becoming Irish-resident in one engagement — reducing duplication and closing the gap between legal permission and financial planning.
“My job is to take the immigration and tax complexity off your hands — so you can focus on building your life in Ireland.”
Frequently Asked Questions
As early as possible — ideally before heads of terms are agreed. Early review of the commercial framework puts you in a better negotiating position. Once heads of terms are agreed and reflected in the draft lease, changes become harder to achieve.
Yes. Most commercial leases are capable of negotiation. How far a landlord will move depends on market conditions, tenant covenant strength and the nature of the premises. Break clauses, repair obligations, rent review mechanisms and alienation rights are all regularly negotiated.
A standard commercial lease review typically takes three to five working days from receipt of the lease and supporting documents. Where negotiation with the landlord's solicitors follows, the overall process takes longer. We are experienced in working to tight timelines where a landlord presses for a quick turnaround.
A break clause is a lease provision allowing one or both parties to end the lease early, usually on a fixed date with valid notice. It frequently contains conditions — relating to rent, repair or vacant possession — that must be strictly satisfied for the break to be effective. We advise on every requirement and ensure the notice is served correctly.
Most commercial leases permit assignment subject to the landlord's consent, which must not be unreasonably withheld. The process involves an application to the landlord, financial references for the incoming tenant and frequently a guarantee from the outgoing tenant. We manage the process and advise on the consent required.
It depends on the terms of your lease. Many leases permit subletting of the whole or part subject to landlord consent; some restrict it entirely. We review the alienation provisions and advise on what is permitted and what consent is required.
